Housing Tax Credit properties, also known as Section 42, provide affordable housing with income and rent restrictions set by the Internal Revenue Service (IRS). The Lamoreaux has units designated for two different income limits:

The application fee is $30.00 per adult. The application fee must be paid prior to application being accepted. Please note that your application fee is non-refundable.
Aeon Management LLC only returns application fees in the rare occurrence that you are rejected for reasons other than stated in our Resident Selection Criteria.
Applicants must also pay a Hold Fee once application screening is approved. This Hold Fee will be applied toward the security deposit when the applicant moves into the development. The Hold Fee will only be returned if the applicant(s) does not income qualify or is otherwise denied for housing.
Aeon Management LLC checks for the following:
- Living History. Applicants may be denied if they owe money to previous landlords or owe money to utility companies as indicated on the Credit Report. Applicants may be denied if they have an Eviction Action within the past 12 months from application date.
- Criminal History. Criminal history that would adversely affect the health, safety, or welfare of other residents or the viability of the property is not allowed. See complete Resident Selection Criteria for Criminal Criteria.
- Income. Applicants must have gross (pre-tax) income equal to or above two and a half times (2.5x) the rent (a Section 8 voucher or comparable subsidy source also may be acceptable). In addition, applicants must meet income restrictions for funding programs where applicable. See complete Resident Selection Criteria document for the specific income limit for your household size.
- Student Status/Homeless Requirements. Applicants must meet student status requirements, as applicable to the funding program on the unit. Additionally, if applicable to the funding program on the unit, applicants must meet homeless requirements. For HOME units only, applicants must meet student status requirements, as applicable to the funding program on the unit.
